- Click property pins for quick details
- Search 1: "High-growth areas under $30k" (for quick flips)
- Search 2: "Large acreage with owner financing" (for hold investments)
- Search 3: "Near highways, under 10 acres" (for development)
3. Property Analysis & Valuation
Understanding Property Analysis Tools
Every property listing includes powerful analysis tools to help you make informed investment decisions. Learn how to evaluate properties quickly and accurately.
Key Metrics Explained
Asking Price vs. Est. Value
Asking Price: The seller's listed price for the property.
Estimated Value: Our AI-calculated market value based on comparable sales, market trends, and property characteristics.
๐ Look for properties where Asking Price is 10-20% below Estimated Value for potential deals.
Hotspot Score (0-100)
A proprietary score that predicts market growth potential based on:
- Population growth trends
- Job market expansion
- Infrastructure development
- Historical appreciation rates
- Economic indicators
๐ฏ Score Interpretation:
- 80-100: Hot Market - High growth potential
- 60-79: Warm Market - Moderate growth
- 40-59: Stable Market - Steady value
- Below 40: Cool Market - Research carefully
Price Per Acre
The unit economics of the property (Asking Price รท Total Acres). This metric helps you compare properties of different sizes.
๐ก Lower price per acre in high-growth areas = better investment opportunity.
Location Analysis
Evaluate property location quality:
- Road Access: Paved, dirt, or no access
- Distance to City: Proximity to urban centers
- Utilities: Power, water, sewer availability
- Zoning: Permitted uses and restrictions
- Schools & Services: Nearby amenities
The 5-Minute Property Analysis Framework
Quick Scan - 30 seconds
Price, location, acreage. Does it meet your basic criteria? If yes, continue.
Value Check - 1 minute
Compare asking price to estimated value. Calculate price per acre. Look for 10-20% discount to market value.
Hotspot Review - 1 minute
Check hotspot score. Read the market analysis summary. Is this a growth area?
Location Deep Dive - 2 minutes
Review map location, road access, utilities, and zoning. Any red flags?
Decision Point - 30 seconds
Does this property meet your investment goals? If yes, save it or request assignment. If no, move to the next property.
Real Analysis Example
Property: 5-Acre Vacant Land in Pinal County, AZ
โ Analysis: This is a strong opportunity. Property is priced 22% below estimated value, in a high-growth area, with excellent access. Comparable properties in the area sold for $30,000-$35,000 in the last 6 months.
Action: Save to favorites and request assignment. Consider owner financing for lower entry cost.
- Property Address & APN
- Asking Price vs. Estimated Value (% difference)
- Hotspot Score
- Price per Acre vs. County Average
- Access Quality (1-5 rating)
- Utilities Available
- Your Notes & Decision
- Asking price significantly ABOVE estimated value (seller unrealistic)
- No road access or landlocked parcels (limits usability)
- Flood zone or wetlands (development restrictions)
- Heavily restricted zoning (limits future use)
- Very low hotspot score in declining areas (appreciation risk)
4. Saved Properties & Favorites

Properties you've fully analyzed and are ready to purchase when funds are available. Check daily for updates.
Properties that look promising but need more research. Review weekly and promote to Tier 1 as you complete analysis.
Interesting properties to monitor. Check monthly. Move up to Tier 2 if conditions improve or price drops.
5. Property Assignment Requests
Understanding Property Assignment
When you're ready to move forward with a property, you'll need to request assignment from the PRG team. This process ensures proper vetting, documentation, and support throughout your purchase.
Who Can Request Property Assignment?
โ Certified Buyers
Users who have completed the Buyer Certification process can request property assignments directly.
โณ Premium Members
Premium users can request properties, but certification provides faster approval and better terms.
The Assignment Request Process
Complete Your Analysis
Ensure you've thoroughly reviewed the property details, pricing, location, and market data.
Click 'Request Assignment'
On the property details page, click the 'Request Assignment' button.
Provide Your Analysis
Explain why you want this property, your investment strategy, and estimated timeline.
Submit Financial Information
Provide proof of funds or financing approval (for certified buyers, this may already be on file).
Team Review
The PRG team reviews your request within 24-48 hours. They may request additional information.
Approval & Next Steps
Once approved, you'll receive access to all documents, contracts, and begin the closing process.
What Makes a Strong Request?
Request Example - Approved:
Property: 10 acres, Mohave County, AZ - $35,000
Investment Thesis:
"This property is located in a high-growth corridor between Kingman and Bullhead City. The hotspot score of 78 indicates strong market potential. Recent sales of comparable 10-acre parcels ranged from $40,000-$45,000, so this asking price of $35,000 represents a 12-20% discount to market."
Strategy: "Hold for 2-3 years for appreciation, then sell retail or subdivide."
Financing: "Cash purchase, funds available within 10 days."
Timeline: "Ready to close within 30 days."
โ Why This Works: Clear analysis, defined strategy, proof of readiness, realistic timeline.
- Incomplete financial documentation
- Unrealistic valuation expectations
- Property already under contract to another buyer
- Request doesn't demonstrate property research
- Timeline conflicts with seller requirements
6. Property Documents & Photos

Every property you're assigned gets a dedicated SharePoint folder with organized subfolders for all property-related documents. This keeps everything organized and accessible from anywhere.
Standard Folder Structure

8. Best Practices & Success Strategies
The Professional Investor's Workflow
Success in land investing comes from consistent processes and disciplined decision-making. Here's the workflow used by top performers:
The 7-Day Investment Cycle
Investment Decision Framework
Every property should pass these 5 tests:
โ If a property passes all 5 tests, it's likely a good investment. If it fails 2 or more, move on.
Common Mistakes to Avoid
โ Analysis Paralysis
Don't over-analyze. Use the 5-minute framework, make a decision, and move forward. Perfect is the enemy of good.
โ Emotional Buying
"I love this property!" is not a valid investment reason. Stick to your numbers and criteria, not emotions.
โ Ignoring Access Issues
Properties without legal access are nearly worthless. Always verify deeded road access or recorded easements.
โ Skipping Due Diligence
Never skip document review. That title report might reveal liens or issues that kill the deal.
โ Unclear Exit Strategy
Know how you'll exit BEFORE you buy. "I'll figure it out later" leads to properties you can't sell.
Advanced Tips from Top Investors
๐ก Build Relationships
Connect with other investors, local real estate agents, and PRG team members. Many of the best deals come through relationships, not listings.
๐ก Track Everything
Keep a spreadsheet of every property you analyze. Over time, you'll build a database that helps you spot patterns and make faster decisions.
๐ก Specialize in One Market
Become an expert in 1-2 counties before expanding. Deep market knowledge gives you an edge over investors who spread too thin.
๐ก Set Up Alerts
Create saved searches with email alerts for your exact criteria. The best deals get snapped up fast - be the first to know.
๐ก Have Capital Ready
Keep funds liquid or financing pre-approved. When you find a great deal, you need to move fast. Don't lose opportunities to faster buyers.
Your Next Steps
โ Complete Buyer Certification (if not done)
โ Set up 3-5 saved searches for different criteria
โ Analyze 20-30 properties using the 5-minute framework
โ Choose your top 3 properties and complete deep due diligence
โ Submit your first property assignment request
โ Join the PRG community forum to connect with other investors
