Objective: Train team members to understand why utility-ready land with existing trailer homes can outperform raw land; how utilities change underwriting dynamics, liquidity, pricing; risks and compliance; and correct underwriting.
Section 1: Why Utilities Change Everything
Raw land has one major friction factor: infrastructure uncertainty. When a parcel already has power, septic, water, driveway, and an address, it removes major development unknowns.
- Utilities reduce buyer friction: cost known, faster time-to-use, lower permit uncertainty, possible immediate occupancy.
- Buyer questions answered up-front: Can I build? Can I connect? How much? How long?

RAW LAND
- Survey
- Perc Test
- Utility Application
- Driveway Permit
- Septic Install
- Build Prep
- Occupancy
UTILITY-READY LAND
- Inspection
- Minor Repairs
- Occupancy / Use
Time compression increases liquidity.
Section 2: Trailer / Mobile Home Advantages
- Immediate usability; hybrid land + income profile
- Affordability appeal: first-time buyers, rural families, retirees, cash buyers
- Income potential (where legal): rent, RTO, owner-finance
Land-only focus: Do NOT value a trailer like a stick-built home. Houses are outside scope. Mobile homes may depreciate unless converted to real property.
